Who Can Get a Mortgage?
We specialize in

start their own business. Audited business accounts or a previous
trading history are not always necessary as lending decisions can be
made against the value of the property and your ability to repay the
loan from expected business income or property rental yield as
appropriate.
How Much Can You Borrow?
WealthBridge provides Small Commercial Financing from $50,000 to $5 Million.
We are experts in financing small block rental properties from triplexs to 6 plexes.
What You Will Need?
The lender will
want firm assurances that you can meet the required mortgage repayments.
For example, may require you to provide financial statements for the
last two years or, if your business is a start up, a full business plan
showing income projections for the business.
Other lenders may
be less stringent in their need for detailed accounts and business
plans, and may lend based on the value of the property. However, in
general, these mortgage options will tend to be slightly more expensive.
As a minimum the lender will want to see the following:
• Details of the property and agreed purchase price or a current appraisal of the property or the business
• Full rental roll supported by leases
• Business bank statements and or financial statements
• The employment rsume and profile of each partner.
• Ownership details with asset and liability statements for each partner. Full guarantees are required.
A Phase 1 or Phase Two environmental site assessment may be required depending on the nature of the business and building.
Rates and Fees:
Interest rates on
commercial, industrial and construction financing can vary and are most
often based on the individual merits of the transaction. There are
primarily 3 criteria that are evaluated:
1) Property type, use and location
2) Borrower’s covenant and ability to repay
3) The purpose of the loan
Private equity
rates can run in the 8%-10% range.
Fees are negotiated on a transaction by transaction basis but usually are not less than 5% of the loan amount.
